Sector Spotlight: Daycare, Senior Care, Wellness and Hotels in Canada

Some sectors combine steady demand, community value and a business model that experienced operators can step into. Here is what buyers should know about four we see the most interest in.

Child care and daycare

Why there is demand. Through the Canada-wide Early Learning and Child Care plan, governments aimed to bring regulated child care fees down to an average of $10 a day and create 250,000 new spaces by March 2026. In March 2025 the federal government extended agreements with most provinces and territories to 2031, with up to $36.8 billion in additional funding. Lower fees mean more families want licensed spaces. In British Columbia, for example, the province has added more than 60,000 licensed spaces since 2018, yet only about 10% of spaces are in the $10-a-day program.

What to check. Licensing and inspection history, staff qualifications (early childhood educator certification), whether the centre takes part in fee-reduction programs and on what terms, the lease and outdoor space requirements, and waitlist depth.

Watch out for. Funding agreements can affect how fees and expansion work. Understand the operating agreement before you price the business.

Senior care and home care

Why there is demand. Almost one in five Canadians (19.5%) was 65 or older on July 1, 2025, according to Statistics Canada, and the share keeps rising. In Newfoundland and Labrador it's already more than one in four. Demand is growing for assisted living, retirement residences and in-home support services such as personal care, companionship and respite.

What to check. Provincial licensing or registration requirements, staffing levels and recruitment pipeline, client contracts (private-pay versus publicly funded), insurance, and complaint and inspection history.

Watch out for. Staffing is the main constraint. Businesses with stable, well-trained teams are worth more.

Wellness and personal services

Why there is demand. Spas, massage clinics and wellness studios often have loyal, repeat local customers and, in tourist areas, strong visitor traffic.

What to check. Professional licensing for regulated services (such as registered massage therapy), practitioner contracts versus employees, booking data and repeat-client rates, and how dependent revenue is on the current owner's personal following.

Watch out for. If clients come for the owner personally, plan a long handover so they stay after the sale.

Hotels, motels and lodges

Why there is demand. Destination Canada expects tourism spending to reach about $140.9 billion in 2026, up 6% from 2025, with international visitor spending growing strongly in the first half of the year. National hotel occupancy reached around 80% at the peak of summer 2025.

What to check. Occupancy and average daily rate by month, online reviews and booking-channel mix, the age of the building systems (roof, HVAC, plumbing), franchise agreements if branded, and zoning.

Watch out for. Many hospitality deals include real estate, which changes the financing and valuation completely. Inspect the property as carefully as the business.
